I am waiting for "Buy, Rehab, Rent, Refinance, Repeat" by David Greene to read next and hopefully use to purchase my first home/rental property and begin my real estate investing portfolio.I haven't made any deals yet.

I know a lot of meet ups have been on pause but I do attend a virtual NJ zoom meet up hosted by Jonathan Greene (who you'll see if you browse the forums enough).

The problem is not cats are under the houuse.The problem is the house has openings in the skirting, where the cats come in and out.So will oposums, who the cats tolerate in there as walk through guests who eat the cockroaches.Use chicken wire or wood to seal up all but their main enntrance.Call them out --kity kity kity -- while shaking a bag of purina cat chow -- with a loud shake sound.

If you end up buying a rental on Lafayette St in Rochester or Green St in Somersworth...I don't think you are going to enjoy your time there.

I genuinely hate to see him eating some of his profit to do the trash out, and he genuinely hates that I haven't been able to take possession for more than a week after closing (at 12% interest on a private note).Lessons heard previously but now actually learned:  1) Verify prior resident is out before closing or either delay close or put a lease in place with deposit and high daily rent- even if tenant only expects to stay a day or two beyond close.
