I doubt anyone under 35 is jumping straight to owning a 50 unit complex.

I don't doubt it, but I know that home values here are going up rapidly and prices are sky high for even "starter homes".

I doubt you can start anywhere under 18. 

While I have no doubt your contractor is going to be able to put it in correctly, replacing a sliding tub door isn't as easy as some might think.

Sure you could use software like ProspectNow, Reonomy,  etc... but strong relationships with brokers is where it's at without a doubt.

You can buy replacements, but I doubt you could use them in a new build.

I don’t think there are any going to be many comps because it’s a small village (only around 1000 people) and I doubt there are other 4-plex properties.

I doubt that would be allowed in Illinois either because if they allowed it, you will have attorney investors passing liens back and forth to rack up effectively unlimited fees.Perhaps you are talking about legal fees already accrued by the prior investor?
