I want to build a solid foundation of education before diving into any deals, so I've joined bigger pockets and am reading some good books to start and listening to the podcasts.

You have to have deep pockets if you want to continually shut someone out.

My advice is to dive right into the forums and blogs and don't be shy. 

As stated above, you may very well be in deep poo poo so don't make it worse trying to get legal advice from non-attorney types on this site who have not read your agreement, and probably would run from it if they had.

Eventually everybody backed off interstate is some deep for the truckers to make a U-turn on the interstate.

We also look at deals from other geographies, again on an ad hoc basis...especially if these deals are being brought by smart folks we know or have some existing relationships and the deals have some deep value add component.
