I like the idea of the passive income rental scene since I could spend my summers researching deals and the school year collecting, but I don't know yet.

Getting a duplex, living on side and renting out the other is a good idea.

I love to use wholesalers as the good ones know how to find good deals and have a decent idea of repair cost and ARV.

I enjoy learning about different investment strategies and ideas and I am here to network and meet new people that I can learn from. 

Anyone have any idea of who would fund smaller projects or better yet fund multiple properties in one larger loan in New York State?

I'd like to read some ideas from experienced investors who hang their hat on being able to do thorough research on markets and sub markets, anywhere in the U.S.

I toyed with the idea of wholesaling, but I couldn't coordinate the 50+/day follow-up phone calls with my day job.I have about $40k in cash, so I'll be seeking hardmoney lenders and wholesalers in the area.

I'm pretty familiar with the Phoenix metro area's real estate market, and I've been wanting to learn more about Northern and Southern Arizona's markets as well to get an idea of Arizona's overall market structure.
