I wouldn't worry about Park management,  parks are pretty simple people run big outfits across the country.

I know there are some areas of the country where prices might even exceed peak prices but not here. 

For Denver (as well as the rest of the country) if the Fed doesn't increase rates this time, they very well might cause a panic.

I have never needed to use it so I can't guarantee that it would stand up in court.

I am open to doing business across the country and have some experience in owning rentals.

Then doing the same in other matkets in the country.  

Best to read up on evictions and small claims court and then decide if you really want to risk going through those processes on the grounds that you think this is a long term renter.
