I feel like the line is blurred when it comes to that aspect of it, to me at least.

Hello John, Unless there is significant upside potential in the long run and you plan to raise rents, this deal doesn't have a lot of meat on the bone.

Direct mail is a bit pricey for me at this time, so I'm focusing on cold calling. 

Real Estate is just one more stream of income for me to be able to free myself from the dreaded W2 meat puppet world. 

Thanks Elio, I would be using cash, hopefully using the BRRR method in this case, however not much meat on the bone, and there are a lot of livable SF homes that i have been looking at that don't need much work under 70k. 

@Ethan Cooke - do you use Evolve now or manage these properties yourself?
