New Investor with a FEW questions!
Hey Investors!
I'm Jalisha and I am fairly new to the Real Estate race. I'm passionate about this wholesaling business and have made it my mission to succeed at it. With that being said, I am actively marketing to motivated sellers, doing everything from bandit signs, cold calls, to direct mail. As I'm building up my leads, I need to acquire some strong cash buyers who are able to deliver.
As I am reaching out to leads, how do I know if I have the correct list or if I'm hitting the right people? Does anyone have specific instructions on where to get useful lists from? I have tried listsource and usleadlists. I even shifted through court records looking for property but what am I looking for in these list that indicate a warm lead?

Hi @Jalisha Oracius ! Great to see you searching for success in RE. I personally use listsource to generate my leads.
The metrics I follow are:
Owner Equity - 30% or more
Age of Occupant - 45+
Years Owned - 5+ years
Property Type - 1-4 units
Exclude Corporate Owned
Exclude Trust Owned
Ownership Type - Absentee. If not enough records in Absentee add, Homeowners
Divorce, probate, absentee, tax delinquent, foreclosure and pre-foreclosure are a few of many lists that tend to have most motivated sellers. However, there is no telling where lightning will strike. In my spare time, I drive for dollars to find off-market deals. Patience is key when it comes to real estate. Stick to your marketing schedule diligently and success is sure to follow.
