Of course as interest rates come down, lower cap rates become much more attractive. 

You may want to take step back and figure out what types of tenants you want to attract and how much time you want to spend managing your rental.

This is exactly the kind of alternate way to look at it that I was after to see if it really made sense or if I was being distracted by the little bit of cash I could get out so soon.

I get why this is attractive to people, but those are the same people who don't understand there is more than one variable in the equation of "what is the right price for rent for this unit?"
