We walked away from a potential acquisition after our option period and therefore lost our Earnest Money Deposit.

Provided you weren't trying to dump under performing properties at the time, you may have experienced some short term heightened turnover if tenants lost jobs in the recession, but I still would think that replacement tenants would have been easily found as it is not like all of sudden millions of people no longer needed housing to stay in, so everyone would eventually land somewhere, right, particularly if you are in an upper income area, where unemployment wasn't nearly as badly affected? 

In the end i probably lost out on some money, but going through the whole process was really good for me. rehabbing, then going thru the applications and showing the place, and finally renting the place was important.

I just lost 30K and I was told i should have done my own due diligence.  

They wanted to see proof of it at the very last minute and when that was finished and we thought it was behind us, with only 4 hours till the deadline for escrow to close , they came back and said we need flood insurance now( cause there is more than 1% chance of flooding over a 100 year period). ohh boy here we go again.. unfortunately for us, we lost this one and we had no choice but to get it .. and it wasn't cheap.

Just looking at my own little circle, 2 out of 3 friends found jobs recently, another one went from part-time to full-time, and another who recently lost his job was quickly picked up by another firm.Now, take the small minute percentage of Americans this group represents and multiply across the rest of the nation...

I was going to hire a pro to acid wash it that way none of the detail is lost since this is sand stone from Scotland and I could give all the history and the cost of this place was crazy.
