As I say when I teach RE investment courses:  If everything goes to plan, and everyone does what they are supposed to, you don't need ANY paper.

Being unfamiliar with the process, I suppose it would be a challenge to vet them effectively. 

Investing is supposed to be interesting, challenging and above all cash flowing otherwise, no one would do it.  

We were supposed to close today but through the jerking around of the lender, the rates have jumped to 7.5% in the past 2 weeks and have, in turn, effectively killed our DSCR.

Of all the general contractors that I talked to, only two bothered to show up for an estimate, and neither of them got back to me.The other thing that was going on was that the seller was (supposedly) making the repairs that the bank had insisted on. 

@Cameron Tope it asks for their card number, how am I supposed to charge them with their card number?

@Sung Park is correct - if you do not take the depreciation deduction when you were eligible to, you are still subjected to the depreciation recapture of the amounts you were supposed to have deducted.

I have 13 supposed to be turn-key doors out of state and the property manager is doing a very poor job.
