Lastly, if a Bank would not lend to a qualified purchaser at 8% with only 5 to 10% down payment, why would someone want to do this to an unqualified purchaser?

I recently purchased my first rental property in 2023 for about 130k.  

Purchase price: $240,000 Cash invested: $10,000 Working on getting this first "OFFICIAL" deal under my belt.

Two investors and myself are looking to purchase our next multiple family property together.

Initially I was planning to use a mix of cash and stocks to fund this purchase, but now having the second thoughts whether I should use  just some cash and apply to some home equity financing options instead to cover the offer amount. 

I am looking for any realtor/wholesaler/title company in the Durham North Carolina area that can assist me with filling out the North Carolina state contract and assigning it because I cannot find where you assign the North Carolina state offer and purchase contract

I also happen to be employed by my partner, I do lots of work for his property maintenance and renovations.My major concern is when I have a not so large income how can I grow outside of purchasing a property which is not very feasible at the moment.

Total purchase price was $625,000 as the home was in need of some major repairs.

Purchase price: $150,000Cosmetic work needed on 2 of the 4 units (paint, recaulking around tub, cleaning) Already have materials from my other investment’s project.
