If the ductwork is done wrong, however, there may be little which can be done short of adding booster fans in the ducts.For now (summer), close down the registers on the first floor and force the cold air up to the higher levels.

If you go that route, you'll have much better cash flow but not as much of an increase in your net worth b/c of lower appreciation.I'm a big fan of parts of Lynnwood.

I have done very well with "as-is" purchases (some cash, some financed) where the "worse case scenario" didn't happen:-)  I am a huge fan of investing my time to build relationships, so to throw you a slight curve ball, that is one of my favorite "investments.."
