The 45/90/270 numbers are just to give you a feel for the hit to your profit, if the rehab takes longer than expected or the property doesn't sell as quickly as you had hoped.Honestly, I'm not a big fan of the presentation for the rehab calculator. 

So I guess I'm only a fan of Real Estate Investing in that it is an awesome path to generating high returns to put me on the path to Financial Independence faster.
