My LL did tell me that this current project is coming out to so much because it consists of improvements that have been very long over due and that it should never be this much again.

I have noticed that I get a pretty consistent response from yellow postcards (roughly 12%) compared to letters (about 3%) but I get a better quality of lead from the letters.My postcards basically just say that I can buy their house, take over their payments, and pay off their mortgage in the near future.
