Do you have property management that keeps your money in your pocket?

In the thread, some folks asked why I had decided to sell and I began to highlight some metrics that I was seeing in the STR market in BBL.

And as a member to an organization that manages well over 10K doors I can say from 1st hand knowledge it would take a LOT of people. 

Do i need any license if I start my own property management company in New Jersey to manage my investment properties?

I would expect to see property management, admin, marketing, and contract services (more than just lawn care.)

I am originally from UK and after 6 years I now qualify for funding and I am wanting to house hack a multi family (seems like a cheat code as it isn't an option on a residential mortgage in the UK) but the issue i am finding is the low inventory in my area (6 listings within 20 mile radius of Danville VA) and nothing that i think i can make cashflow well / or seems like it would rent to a decent caliber of tenant. 

I feel like I get laminated post cards from multiple sources/industries almost every day and I just toss them without more than a glance.

I am a novice investor and I have a single family rental in Glendale AZ that I have owned for 5 years that has appreciated approximately $250K.
