When I did PM, we had a lady who paid in person, in check, wanted a receipt, and a photocopy of both.

I have been pretty vocal on this company at least being a HML in my day the 3k up front goes against the grain.but from what the lady who owns the company is saying publicly on BP.is that the 3k is no longer a requirement..  

And also the property owner is an 81 year old lady, her husband passed away in 2016.

might get into it for around 5-10% a lady I know just bought a 3unit for 3.5% down..

I also learned he is Brother of the wife of the previous owner (and the deceased lady was her mother).

I had one lady who called when she received the letter and was not looking to sell but about 5 months later called again and wanted to get rid of the property.

So being a new investor I was excited to find a FSBO sign a few houses down from where I live. so taking action I immediately called the number, but when the phone was answered the lady was confused saying she had no idea what I was talking about.

I got reply, a lady's email saying she really want to see this property and would like meet me at my property.
