Well, it is great - when you own thousands of units. 

My budget is low....but not sure what worse, waiting ti soknehow try to save more money or a slow start.I am also considering trying to find s partner orprivate lender.

With values on the rise and interest rates expected to go up it could cost you quite a bit to wait to find a perfect deal. 

A partial purchase was a natural fit but due to the seller’s age they didn’t want to wait to receive payments on the back-end.The solution?

I'm assuming there is something similar to a mortgage's due on sale clause.They could potentially wait until the parents pass away, but there are siblings and the parents are only in their late 40s so that might be too long of a route.

They can look up previous sales in a given area that you an run a variety of calculations based off of.I'm trying to find a tool that will allow me to analyze many properties over a vast area without having to wait on a realtor.

If it is no big deal, the seller shouldn't mind waiting another week so you can understand the issue.  

Many people have suggested that "doing one thing at a time" is the wisest move, but I can't help think that I am losing out on deals and opportunities to make money while waiting.
