It also sounds as though you did not do an LLC and choose to be treated as a Sub S corp, so the income will also come to you as Earned Income, and will also be subject to Self Employment Tax (although you might have already paid the maximum).I applaud your decision to set up some kind of system before you do anything like this again.  

You need to be able to identify your market, don't blindly select some niche and bang your head trying to hammer some system  out, be flexible so you can profit in any environment. 

I'm closing on a vacation rental property approx 12 hours from my home and I'm interested in installing both a thermostat and keyless entry lock system which I can control remotely.  

@Jake KnightI do know of companies and individuals that do really well at wholesaling, but it can be difficult to sustain as you have to do it every month, but if you have integrity and do it right, and build a SYSTEM, I have seen it sustained and can be a good model.  

Both can have finished or unfinished floors; both can have a post and beam support system, block walls, or traditional box framing.

Then you can also get an idea of what kind of shape the system is in when you purchase and what to plan for in the future in addition to getting the current problems fixed.

This thread is making me thinking of jumping ship and trying another online management system.

You could search for the type of properties you would want, price point, size, owner current debt, etc, etc, and the system will find properties that will likely make a deal.
