I made a loan on a park a few years back and it got condemned and need hundreds of thousands ot get it back up and running in the mean time all the homes had to be moved or vacated.. nightmare on elm st.If it has city utls at the street I would factor in converting it into the buy price. just because you have explosive growth does not mean a park will fill takes the right kind of folks that want to live in a park in the first place.Of ocurse if you make it a A to B park it is easier.. pictures I saw had some single wides at least that's what I thought I saw when I glanced at it.good luck

There are many out of town investors coming to pottstown who end up being talked into properties in the Washington street corridor and end up losing their shirts.

We have a ton of money we are trying to get on the street right now and looking to build our realtor/investor base.

Couple of random thoughts...Is this home on the inside street of the park?

If the street still has the look and feel of a SFH neighborhood, not so bad.

After 7 years of this POS sitting on the street, boarded up, looking like hell, just about every house on that block went in to foreclosure.

In "The Wall Street Journal, Complete Real-Estate Investing Guidebook" the first chapter is titled "Why Your Home is Not an Investment Property," and after reading this I have valued home ownership quite a bit less than I had before.

@josh I'm in Atlantic City so I think it's four houses on the same street and you can build a hotel...
