We had to threaten legal action and fortunately got the money back minus legal fees. 

So just wondering how others operate with type-A personalities, and A.D.D. like me, but successfully pay off their debts AND save at the same time to get back to $0 to then move forward and take action by investing.  

I'm from L.A. and looking out of state as well, so we should trade notes.

If you insist on doing it yourself, go to the courthouse and pull the case files on other QT actions.  

Listen to all the podcasts, read the books, forums,blogs and take action!

You might try asking some of the other contractors (from other trades) that you have worked with and have had good luck with if they know of any good plumbers.

Visualize where you want your real estate activities to be in 10 years, work backwards and write down all the actions it will take to get there.

It is inevitably their decision as they are the ones who answer for your actions.

If anyone can offer tips about the actions I should take after I get one under contract using this strategy I am happy to hear input.
