@nat chan  From reading your posts, it does seem that you have an inordinate amount of difficulties with your projects and I think that's what some people are responding to (with varying degrees of kindness).  

Has anyone ever, ever thought of how technological platforms could be used to seize new opportunities(business opportunities) by developing new service lines that could either directly or indirectly involve real estate in particular?

If your tenants are having difficulty with abiding by the terms of the rental agreement, they may be in violation of others as well.

I am learning fast but up until a few months ago I would have referred to myself as technologically challenged or at the very least out of touch with it.

My experience with technology has shown me you will never have all the details upfront for any given project.

I am looking to create a passive income via investments, real-estate, and technology.  

The fear of the unknown by the "guest" is what prevents 100% occupancy.My feeling about Portland, and other communities having difficulty embracing the sharing economy, like my HOA, has to do with the horror stories that @ Marcia Maynard mentions.
