Just this year, I have cut back on Fix-n-Flips and doing mostly wholesaling now, but the homes I did in did Indianapolis usually worked out pretty well. 

If you can't cut a deal at first keep in touch at least bi-monthly.

As for what we look for, it's stabilized properties of 100 units or more, preferably with some ability to increase NOI by raising rents or cutting expenses.

Be careful of FHA 203K loan, the list of qualified contractors are skatchy, they know that once you have that 203k you can not use anyone but them, they can take advance of you, use cheap materials and cut corners, just saying be careful.

I think my GC could have done it for under 30K and cut down my holding costs.

As Jon said, they could copy the key, or case the place to steal something...if they used a hand truck to take out the stainless steel fridge or washer/dryer, who would stop them if they had the key?

Your closing cost on this size of a loan may be your largest expense, cutting into your ROI.
