The landlord accepted partial rent for a year and is going to have to explain to a judge or court why he allowed you to stay and made no attempt to evict.

The rooms are furnished so i decided to rent the rooms out through Airbnb for stays of 30 days plus.

If you need the income produced by these properties then you cannot buy them in an IRA; that money stays locked up until you hit retirement age.

I'm not sure how long the tax rate will stay low.
