You are better off waiting until this renter is out, cleaning the place up, and then showing it vacant.Your lease should include something about the tenant maintaining the property, you should inspect every 3-6 months, and you should have consequences for tenants that fail to comply. 

I would stick to a more turnkey deal on the first one out of state then look at doing something like an Air bnb on the second or third deal. 

But like bigger picture, has anyone dealt with something like this (fully acknowledging that anything I may deal with pales in comparison to what she's dealing with)?
