My portfolio is small and I self manage, so I am still able to give my cell to all my tenants.

I know about short term capital gains taxes, but also know about the self employment tax.

@Evan Leibovitz Personally I am a big fan of house hacking, however you will want to make sure that you don't overextend your self.
