I would suggest furthering the conversation with that person for their guidance with respect to the questions I brought up. 

In the end... moratoriums will open up a whole new world of establishing more stringent tenant criteria and move-in requirements such as ACH pre-authorizations, etc. etc. which will only elevate a LL's security but will unfortunately result in a tenant vs. tenant situation soon afterwards for a long time to come.  

As an investor first that then got licensed, I will say I've learned A LOT and have a lot more respect for full time agents.

Along with establishing the mini goals, put in dates for completion.

If you dont have time to become a landlord, sale the Mortgage Notes to already established property management companies, or hire a company, or partner with one then place the business for sale giving them a commision.
