The funny thing is it's all so preventable: get a license, line up some money or buy creatively...No need to broker with a license, people need to use their heads and stop listening to gurus from Arizona.

Every day I see ugly paint and light fixtures that prevent a unit from renting resulting in vacancy and lower rents.

-HVAC is going to cost tens of thousands if your warehouse has tall ceilings like most do due to the sheer amount of conditioned/heated air distribution and insulation considerations.

So do not start managing property through a "management company LLC" without seeking advice from an attorney (not to mention, I'm not confident it prevents you from getting sued personally anyway).
