I do see the value in making sure your price is on target, but not for financing.

Will love to network with real estate investor that are targeting the Tidewater area for rehab and/or buy and hold properties.

In the meantime, use the internet as much as possible to look at properties and familiarize yourself with your target market.Hope this helps.Ed

Does anyone recommend getting a tool such as Vumber to allow all calls to go to a voicemail set up specifically for this target, or just send it to my personal cell?

Ultimately though you also need to know what locations you could target that would work for you.

After dozens of offers that did not pan out, hundreds of deals analyzed, dozens of books, hundreds of podcast, investor meet ups, conversations, blogs, and countless hours of educating myself (including getting my Ohio RE license), I finally found a deal in my target area and it actually closed!!!

Some additional thoughts were to turn it in to a group home and just collect rent (typically higher than fair market), re-rent it and throw additional principle at the note each month to decrease the potential loss then dump it when I'm comfortably low enough.Trying to get creative here....ill keep pounding the pavement.  

Each marginal bedroom is usually not that expensive for the rent you'll get.Connect with a local real estate agent and ask her to send you current and ongoing info on all the properties in your target areas.
