@Ray LiYou would need to check with custodians, but most are going to state 3-5 business days to process a transaction - maybe not in the marketing materials, but certainly on the investment direction form.

Not sure where to go or what to do.I mean, I can go on craigslist, or 5mile, or some other classified aite, find a house, contact the seller, ask as many questions as possible, try to ACTUALLY go and See the property, try to INVISION the FLIP, have to get a buyer(s), if i I don't have one already, -where to get $$ for flip material-should I hire contractor(s) or try to do the work myself if it's small-what happens if it won't sell, or if I can't get tenantsthen I guess networking would come in handyThis all feels like it's all still in the Brainstorming Stage, and I'm a little lost as to where to go next.Sorry such a long post

I'd imagine that replacing all the drywall is not going to be insanely more expensive that replacing half of it, but no idea what supply of material is, nor install labor.

This is the largest house I have renovated and the biggest renovation.Construction went well, but we got hit with a huge surprise the asphalt shingles were laid on top of the original wood shingles, not only more labor to tear it off, but more labor and material cost for the decking.But, by the time it was over I had delivered an AMAZING house.

What stymies me is why buy materials ie roofing shingles and install them 3" off the nailing line that's clearly marked?

They usually have the best installation prices and as long as the material isn't overpriced (remember, you have to buy all HD material for them to install), you should walk away a happy customer.

Landlords may bill only for material used or anything you have a receipt for to show actual costs.In your situation I doubt if it is worth perusing in small claims court.
