Once you have a conversation going it will be easier to get to the question about price.If you find that the competition is pretty stiff with the absentee owners (some get multiple offers every week) think about adding some names from one of the new motivated owner occupied lists.

The house is far from square in many ways and the cabinets are level so either the soffit gets extended down or I get some sort of insert made up to fill the gap.

Plus I also live very close by...and it gives me something to do ;) As long as I don’t get too stressed by the usual repair calls, tenancy changes, etc. it’s really sort of like a giant game, and my goal is to be as fast and effective with every decision.

The investor interest isn't aligned as well because the goal is to make the upfront FEES with velocity and little motivation to drive back end equity growth.This is why on a completely stabilized property for me it would have to be almost tens of millions in price to throw off enough cash flow split between me as the sponsor and the passive investors after the 7 to 8% pref paid out to be worth my time.I have a current minimum of 100k investment per passive investor.
