Having worked in a W-2 environment for the last 20 years, I've now had my eyes opened to the incredible wealth building power of residential rentals versus the "quick fix" and subsequent tax bills from the land deals I've been doing. 

I also give my screening criteria up front and let them ask them if there is anything we need to discuss before they pay the fee and this seems to motivate them to self disclose which saves us both time and money if they would be rejected anyway.  

So far I’m feeling pretty motivated and alert and I’m typically a snooze-aholic.

In late 2020 we bought a small cabin in the next county over by a river and started renting it out on Airbnb and it's doing incredible. 

I am currently lacking the motivation to start my Real Estate journey.

We've been reaching out to homeowners in bulk looking for motivated sellers that match the buying criteria for a large scale single family developer.

I've had success in the fall/winter season with motivated sellers. 

W2 income to investor is a common route, it’s incredibly accessible down here, and your strategy idea is excellent.

Met the owner at the property and learned their motivation, their reasoning for needing to sell and what was most important to them.

There simply is not a lot of places where you can meet people that are so incredibly successful, yet so willing to give you their time, knowledge, expertise and attention for free.
