She was very responsive before up until we signed the lease and then mostly have been unreachable after that.Right now the HVAC is not functioning properly and we're not getting any heat.

My CPA disagrees.The classification of this matters quite a bit since if it's passive, then I can apply my extensive passive losses from other investments to defray it.

That is not to emphasize day one cash-flow, for us it's simply a function of being efficient and timely with how we operate.
