Hi new investor here in San Diego I am in search of teaming up with an  investor-friendly real estate agent in the San Diego area looking for someone that can help with market analysis and queries. .

What really matters is what it's worth on today's market.If your agent gave you a market analysis and used comps that are four years old, you need a new agent.

@Blair Poelman,I am looking to get into wholesaling and throughout my research and analysis on all of the properties that I am finding to be "good deals", I instantly get sidetracked (which may not really be sidetracked) and start looking to see how I can pursue it for myself.

For your underwriting and analysis, I recommend going conservative (so under-estimating is fine). 

Or if you are married or have a partner, any final decision must be run by them.This advice might not sound very warm and fuzzy, but it will help you make necessary business decisions as they come up, and that will minimize emotional and/or financial harm to you.Hope this helps.

It sounds like this couple is finally making an effort to get out on their own and provide a home for themselves and their child.
