Ben Wagner Entity structure for scaling rentals and flips
21 January 2019 | 1 reply
Hi @Ben Wagner,When it comes to structuring larger portfolios, this is the direction I generally lean (some investors have specific needs that can adjust my recommendations.)House your buy-and-holds in separate Series LLC(s) from your fix-and-flips, as they are different asset classes and this helps avoid intermingling them - both have their dangers/liabilities, so it's best to separate them from a legal standpoint.

:Owning 1 unit free and clear = $12K/yr5 units free and clear = $60K/yr + (15 units @ $200/month = $36K/yr after PITI/ expenses) = $96K/yr10 units free and clear = $120K/yr + (10 units @ 200/month = $24K/yr after PITI/ expenses) = $144K/yrRetire by Year 10 using the above strategy with approximately $144K/yr income***We understand that by using leverage beyond 20 units, we would be able to potentially acquire more properties however, our primary focus is monthly cash flow (and fewer units under management) for the purpose of replacing our current salaries and achieving financial independence, and we reasonably assume that the 20 unit model above would allow for this.
