For the extra few cents, I would probably add a 2nd roll if I were far away and was receiving complaints from guests.

There were people buying 2-3 extra houses expecting to turn around and sell them for a profit without any rehab.

Hello Justin, I'm not a property manager, I'm just a newbie (looking for my first duplex, triplex, quadplex) who happens to be a planner, but I do have local area knowledge.

If they do, there's another reason to just sell, and start again with your new improved knowledge.

Maybe that was just a way high bid, but the maintenance and extra liability insurance ended up being cheaper over the near term, and since you may want to flip it eventually, it may be wise to keep it. 

I do not want half fast pluming jobs that lead to leaks and issues down the road so I am willing to pay a bit extra on this trade.

Think of it this way you have $50,000 and you buy a rental so you end up with an extra $500/mo.

The amount of knowledge is overwhelming, but I'm hanging in there.My 401k and Roth used to be my rock, literally my goal to becoming financially independent, but I'm seeing now how thin simply maxing out a Roth account is for me as a plan.
