We've received a number of questions over the past few weeks regarding what landlords can and can't do during the COVID-19 state of emergency. 

With that I can make a solid goal of finding a well-priced duplex within the time frame of September (to build up an emergency fund) and next May (when my current lease ends).I've been looking at Zillow and most multifamily homes in SD go for 500k+.

I requested an emergency hearing from the LTB last week and was rejected. 

If they don’t you have to wait 3months after the state of emergency is lifted to be able to file for eviction.

In Massachusetts they just enacted that we can not file any evictions till 45 days after the emergency is lifted.

Mainly the Proposal #2 Cancel Rent & Mortgage Payments Through The Coronavirus Emergency.

The City of Oakland then passed an Emergency Ordinance capping rent increases, which states: "any notice of rent increase in excess of the CPI Rent Adjustment [3.5%]... shall be void and unenforceable if the notice is served or has an effective date during the Local Emergency, unless required to provide a fair return." 

I'm definitely interested to see the leasing trends that emerge in the next several months for both the "average" renter, and also for college students as they go back to school this fall.
