Michael Slockers Modifying the 70% ARV formula to capture more contracts? Yes or no?

I understand how and why to use a standard formula of 70% ARV - repairs - my wholesale profit when making an offer to a motivated seller.However, I have some buyers who seem less interested in getting a great deal (30% equity position) on a property and more interested in just monthly cash flow (for example, they may be okay with a 5-10% discount if cash flow is where they need it).For properties that fit those sellers' guidelines, I assume that I can work with a less motivated seller (maybe use 85% ARV - repairs - profit) and still make the deal happen?

I would imagine that it will be easier to convince a potential seller to list the property with you at or near the retail value vs. trying to convince them to sell to you at a large enough discount for you to then profitably wholesale or rehab the property.

Feel like hitting 2% off of a market rate ARV (not some good deal some investor bought from a motivated seller at a discounted price) seems unlikely but does happen in places like the mid-west.

Mind you I had no idea that this entire transaction had taken place until I spoke with Jane at that moment.The property at Rock St. isn't exactly rent ready; The Property manager knew this, and brought it to my attention and sent me estimates of repair so I had been shopping around for bids to get the place fixed up as I normally do.The details of the transaction with Jane and Bob have now come to my attention via Jane (not Bob who should have informed me long before any of this had taken affect).Bob claims that a lease was signed or agreed upon (at least verbally) for a discounted rent amount under the understanding that Jane would do some or all of the repairs.

You can go by what the avg cost of new construction for that market and level but those avgs are from the contractors who are full service and do it every day with their own crews and discounts and fees factored in.
