I like to go one step further when I mail to an LLC & go to the state corporation site and look up the owner's name and address and mail directly to them so that it's more personal.my rule of thumb when mailing to anyone not titled personally is to limit the mail to those properties that I have a real interest in and not a blanket mailer.

Assuming the property does not have major issues such as deferred maintenance or lacks desirability, accepting anything less than 20% down, minimum, is asking for problems.

ELOC are difficult to find on investment properties and probably will not desire to go above 70% LTV so likely will not be able to help.I understand Texas to have high property taxes.

that is a hard question .cause big and old ones have sometimes more members and small have few but controlled .you will have to try to go to both . i would . you can always find different people that you once thought you would never need .Hope this helps.
