Many standard brokerages do not allow property management.

It's just about having the right team in place where you can identify them and get offers submitted quickly and solid contractors that can give you realistic quotes so your financial forecasts are accurate. 

I personally think it's easier to get a general contractor's license (especially here in Chicago - it's almost sad how easy it is), but that just means there are a lot of bad contractors.Almost all states require architects to take a state licensing exam and need to have a bachelors degree in similar field to even take the test.I found for me, if I can just find people who are really good at what they do (and enjoy it) I can let them do that and I can just focus on finding deals and building the team.  

Or find good BRRRR that allows extraction of all or near all investment.  

Renting per room can indeed maximize your earnings by allowing you to have multiple tenants contributing to your rental income.

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

Can anyone offer tried and true tips for securing a good contracting team for a small-scale investor?

Doing this allows you to share out your login info through "one password" which then has the access for the website, or any app, for example to anybody you hire.

Right now, I'm in the "knowledge gathering phase" and actively putting what I learn into action.I have a fantastic team of investors, a legit buyers list, and resources for finding deals.

Not sure if that would technically be allowed.
