They say they can't justify paying May rent over more pressing issues such as looking out for their health...My thought is why didn't they move out in Jan if it was such an issue..

I totally agree with you we should do it ourselves. the only reason I use agent is that I try to avoid some legal/compliance issue, for instance, accidentally using some discriminatory words in the listing. once I know how to avoid these mistakes and how the process looks like, I will do it myself.Originally posted by @Joe P.

My one son was arrested for assaulting the other (who was drunk and not supposed to bring 10 delinquents to the property).The state wouldn't have made an arrest if they weren't related and household members,  the victim would have to press charges.  

The A/C, furnace, water heater, pressed board flooring (whole house was this material), and possibly roof were needing replacement.  

If you ask any member of the RENC community in Austin about him I think you would be hard-pressed to find someone that doesn't respect him.

This would be in addition to any pressing repairs/upgrades/deferred maintenance issues that need to be done on the property. 

Seems like enforcement could be hard to press,  new faucets could exceed $500!
