Need your advice on renting out the units ASAP

Hi BPers,

I purchased a two-family in North Bergen about two months ago and got it renovated. I worked with a rental agent three weeks ago, who put the listings on Hudson and bergen county MLS, but seems to me that we are not getting much traffic as I expected. I am trying to figure out what causes the issue and how I can fix it.

First, I thought it was the price issue. I matched it to the lowest I can find on the market for similar properties. I am also willing to pay half month of broker fee. But still the traffic is not improving significantly. Then I looked at the major website such as zillow, I realized that since the two units have the same address, Zillow collapses the advertisement - I can see pictures of both units, however, I can't see description of any unit ( I know as a fact that my agent put in the description). Anybody ran into the same issue?

Besides the two MLS, Zillow, trullia, hotpads, and other websites that cover by the two MLS(Hudson and bergen MLS), what are other ways and channels that I can increase the exposure of my house?

Yan- I would immediately list it again yourself on Zillow.  You can create an account and simply list it as 2 separate apartments.  I would also list it on Craigs List and Facebook Marketplace.  I was very surprised how many leads I received from Facebook Marketplace.  If you want everything to go through your agent then simply list their contact info.  

I own several rental properties in Northern NJ and I'm also have a NJ real estate license.  Agents aren't always the most savvy on the marketing front....I would be aggressive on your own or push your agent to do these things.
