Go online and get an idea of exactly the styles you want and make sure your GC sources the material, brings you samples or you go see it in person before ordering. 

Biggest thing I've noticed as an agent is that my investor clients have lost their non-QM funding sources.

I recommend getting estimates/proposals from several different sources just like you would a lender or contractor.

Keep this in mind, the reduced interest doesn't happen until the end of the mortgage schedule, and any money source that you use of yours to put into the property is a cost to you.
