Hey guys got a question for you.I'm taking a shot at a Section 8 rental and we're in the last week and a half of the rehab. 

He and his partner have been the source of tear down lots the last 20 years for 80% of the Builders from Kennedy Ave.

I also summarized review performance metrics for the last 2 years to show guests that the property does have a good history.

I've had to turn away 2 couples in this last month that needed 2 parking spaces.

Especially if you want to BRRRR and flip, that 2nd to last R of "refinance" is a hell of a lot easier with a good job.  

We look at the deposits for the last 3 months and then lend out usually up to 50% of that average.  

We have purchased over $5m in the last year using private equity we raised.

However, rents in the area have trended slightly downwards over the last year.My goal is to find a unit that is not marketed well (no staging, no work done before going to market, poor photography) with the hope that it has less exposure and interest. 

I hope you still plan to screen her properly, credit check, and check with her previous landlords, (not the last one).
