Hi all,I'm putting this out to the community for thoughts because this is a first for me as the landlord/manager of a small (< 800sf) San Francisco condo rental.  

I always have a set of tools that allow me to take care of 90% of small projects and can haul extra tools to take care of bigger projects.

Don't worry, I'm a very small time investor and I'm only looking for one or maybe two properties if things go well.

Freddie Mac and Fannie Mae have small balance loan programs which is a great way to cash out some money and secure non-recourse debt at low, long term interest rates.

A small (6 unit) MF deal  ( in a market I am very familiar with) that will need financing and will ultimately cash flow  a small, but decent, amount. 

I am trying to figure out how to leverage the equity to buy a small multi family to add to our current inventory.

Recently graduated and looking for a small MF in a new city.

The number of types of keys we have to manage is fairly small (6 different types of tenant keys). 

It seems to be that way, I have a decent amount of rental and flip properties so when my main contractor can spare a guy for a small project he will usually only when we have a full rehab going on another project.
