When I call the "landlord", I don't say that Joe Tenant put them down as their landlord.

Others have mentioned a lot of this cost may be multiple dumpster runs and treatment fees, but I'm wondering if they beat you up on labor.

Most of my deals are structured cost plus, meaning I pay for all of the materials, and then pay a fixed % for the contractors labor and overhead. 

Within general labor/trades and carpentry, I would caution in going the union route which seems to be one of the more mainstream career trajectories after getting an AS say in a certain trade. 

So 2X wood structures are not ideal which drives the labor and materials cost quite a bit higher than they would be otherwise. 

I have considered giving him equity in a deal rather than paying in him for his labor.
