It is pretty close to UTA so you may be able to do college students as well.I owned a primary in 76010 and then sold it in 2017, man do I wish I hung on to it and rented it out. 

We have a student that opened the very 1st Residential Assisted Living Home in RI.

I had hoped to rent to blue collar or near university college students maybe.

Units are a little more upscale, but cater to young professional groups and students.

Again, depending upon location, you may have a building that's rented by college students and millenials, or you may have a place rented by ****-bum dope addicts.  

I'm currently a finance student at BYU, plus I work part time as a loan officer.
