That's the problem my college was having problems with.

I have a bunch of cash but I have poor credit from some stupid decisions in college.

Even for the $3,000 payment, you would need to invest $300,000 in those terms and take on an additional $900,000 of debt just to bring in the $3,000 a month to cover your student loan debt and that is not even the $11,000 you would need to pay after special income based programs.That is probably not what you wanted to hear but I would just focus on staying in the broke college student mindset until you pay off your loans or I fear you will become the broke guy who should be 10 years away from retirement but just paid off your student loans and now needs to play catch up to get close to retirement.

Now some people on BP talk about renting to college students by the room, in fact my son is renting a room in a house near his university and it works out very well.

I am 28 and a junior in college (I started late).

Although, I'm just a college student trying to learn about real estate investment and have no experience with renting/selling properties or raising kids.

In college, I wrote a business plan regarding the purchase of foreclosures well below market value and turning them into premium student rentals in a market that was in short supply.

I have one investment property in Statesboro that my daughter and her fiance have been living in while in college that will soon be a rental (Go Eagles!).

It shouldn't be a major concern for me because I'll be renting to college students for the most part and I'm not purchasing in Baltimore.
