The first mortgage was probably sold in bulk to another company and eventually they will want to get paid.So when you try to sell the property the title co won't insure unless they get a payoff from the first mortgage and whatever the payoff amount is will have to get paid at closing.

I use propertyradar for a few states but I don't believe they cover Colorado.

@Scott Buchholz Unfortunately I do not own my primary residence, however, I have co-signed for a family member on their primary residence, would you know if this allows me to qualify for HML from your specific lender?

Does anyone have a contract that can be used for co-wholesale agreements?  

., or you'd need to qualify for financing on your own to cover the note. only way around this is if your name is also on the deed before she would die,, but this makes you responsible also for the debt as co-owner so if you apply for financing somewhere this is gonna reflect on what you personally want to buy..
