Elizabeth Wilson Hey I hand a question for you, I'm trying to work on a possible deal for some development land to wholesale to a buyer , it would be a co wholesale deal with a buddy of mine I'm trying to figure out how I would do the analysis on the deal to find out how much it would be worth after homes would be on it so I can have a price for a buyer.

The first mortgage was probably sold in bulk to another company and eventually they will want to get paid.So when you try to sell the property the title co won't insure unless they get a payoff from the first mortgage and whatever the payoff amount is will have to get paid at closing.

., or you'd need to qualify for financing on your own to cover the note. only way around this is if your name is also on the deed before she would die,, but this makes you responsible also for the debt as co-owner so if you apply for financing somewhere this is gonna reflect on what you personally want to buy..
