Foreclosure and bankruptcy leads

I have over 400 foreclosure/pre foreclosure leads that I got from a realtor friend of mine. I'm not sure what is the best route that I should take to utilize these leads they are all in the local middle Tennessee are , Nashville, Smyrna and Murfreesboro. Any advice for a very green investor on how to attack this. Thanks

Nashville Property Assessor is a good place to start for getting the owners info. Also Nashville foreclosure laws. Looks like you have 60 days to reach out to homeowners and offer your help, but, i could be wrong so check with your realtor friend and local  and state laws. If it is 60 days it can be plenty of time or not a lot depending on your process, foreclosure timelines, owner and title availability to name a few.

400 leads is a lot, I would definitely build out your criteria and focus on those potential homeowners you could help.
