Through our first 2 prime rental seasons we have been able to earn enough income to cover PITI plus all cost associated with weekend/week rentals.

And I'm getting constant phone calls, texts and pictures (and threats to call the police).

They dropped hunters point for the obvious bad name association....and of course some SF "activists" and local political hacks complained about it!  

While I'm sure there are some great people there it seemed more like a guru camp than an investors association.

Also, assume all of your standard costs associated with buying, rehabbing and selling a property.  

I would like to eventually associate with a broker and/or other investor in a mentoring capacity.

Are there nearby groups or associations I can join to learn more and network with other investors?

Couldn't wait to quit the day job.I am the VP of the RAA (Rockford Apartment Association), a group of landlords (SFH, Duplex, Apts, even some commercial) who get together to stay informed of local issues facing our industry.

Look closer and I've seen CAM, association, and management at $14 PSF, per year.

I am having the tenant complete a "Reasonable Accommodation" form obtained from the local Multifamily Association.
